Land recordings are taken Monday - Friday from 8:30 a.m. to 4:15 p.m.
All records received after 4:15 p.m. will be recorded for 8:30 a.m. the following business day.
The Watertown Town Clerk has made its land indices and records available online with records beginning January 1, 1996; Volume 802, page 45 to present via www.searchiqs.com/ctwtr Note that images of land records are visible and printable for free with an “Unofficial Copy” watermark or without the watermark for $2 per page through IQS. This online version has been added for your convenience. The Town shall not be liable for errors contained herein or for any damages in connection with the use of the information contained herein. This information is for reference only. The user is advised to search on all possible spelling variations of proper names, in order to maximize the search results.

Searching the Land Records:
The land records are open to the general public. Searches may be performed Monday – Friday 8:30 a.m. – 4:30 p.m. The staff members of the Town Clerk’s office are not title searchers or attorneys and, as a result, are not able to perform title searches, provide assistance with legal questions regarding land documents, or certifying title.
RECORDING FEES:
Land Record Documents: $70 for the first page, $5 for each additional page of the same document
Land Record Nominee (MERS) Documents-Assignments and Releases: (Grantor only) $160 flat fee with no additional page fee
Land Record Nominee (MERS) Other Documents (Mortgage, Modification, Subordination, Warranty Deed, Assumption/Amendment or Assignment/Release-Nominee is the Grantee): $160 for the first page, $5 for each additional page of the same document
Recording Surcharge:
$2.00 for each conveyance with consideration of $2,000 or more

Map Recording Fees:
Subdivision of 3 or more parcels $30 each. All other maps (ie. survey, site plans, easements) $20

Maps must meet CGS 7-31 and 7-32 requirements in order to be recorded
Copy Fees:
Land Records $1 per page
Certified Copies – cost for the copy plus $2 certification fee
Maps $1 8-1/2” x 11” (letter size), $1 8-1/2” x 14” (legal size), $3 11” x 17”, $5 full size (if available)
Use of hand-held scanners (including cell phones) $20 per occasion
Public Act 21-173: Unlawful Restrictions:
In accordance with Public Act 21-173 the Office of Policy and Management has provided, under Section 1(f), the Unlawful Restrictive Covenant Form. An Affidavit has also been provided as an additional tool if a landowner wishes to use this under the provisions of Section 1(c) to file a form or affidavit. There is no cost to record this on the town land records.
